REQUIREMENTS

The new Housing Health and Safety Rating System (HHSRS) stipulates that landlords who want to rent out their properties must ensure they are in a safe condition that does not present a health risk to tenants.


Smart Rent requires that properties leased to us are in reasonable repair, have fairly modern facilities and comply with the following regulations:



Gas Safety Certificate

Any gas appliances in the property and gas installation pipe works must be safe for the use of the tenant and comply with the 1994 Gas Regulations (and it’s amendments in 1996 and 1998). The main aim of this annual safety certificate is to protect against the risk of carbon monoxide poisoning, and ensure the well being of the tenant. A record must be issued stating that a gas safety check has been carried out.



Electrical Equipment

Electrical equipment left in the flat for the use of tenants must be safe (i.e. present no risk of injury to humans or animals).



Smoke Alarms

The Building Regulations require that all properties must have a mains-connected smoke alarm, whilst properties built after 1970 should have battery operated smoke alarms.





Consent to Let

Before Smart Rent can take on the lease of a property, legal consent must be obtained from the following organisations and individuals:

  • • Your mortgage provider
  • • Your Landlord Insurance company
  • • Your head lessee of freehold (if you have a leasehold premise)
  • • Your Co-owner, if applicable




Energy Performance Certificate (EPC)

All properties are required to have an Energy Performance Certificate (EPC), which should contain:

  • • Information on the property's energy use and typical energy costs
  • • Details of the person who carried out the EPC assessment
  • • Contact details in case of a complaint procedure
  • • Details of your Co-owner, if applicable
